AS 4349.3 report
Pre-purchase timber pest inspection
A pre-purchase timber pest inspection is carried out to AS 4349.3 and reports on evidence of termite activity or damage, past treatment, borer attack and fungal decay in the property you are about to buy. It is a different document to a building inspection, and in termite-prone parts of Sydney the two are usually commissioned together.

Timing
When it's needed
Order the inspection during the cooling-off period or, at auction, before you bid, auction purchases are unconditional in NSW. Vendor-supplied reports exist for some properties, but a report commissioned by the buyer answers to the buyer.
Never disturb live termites or break open their workings, you will scatter the colony and make treatment harder to target. Take care around damaged flooring and decks, and treat any softened structural timber as unsafe to load until it has been assessed.

In NSW, pest management technicians must hold a licence issued by the Environment Protection Authority to carry out inspection and pest management work. Ask any inspector for their licence number and confirm it covers timber pest work before they attend.
